What to Expect at Closing

A step-by-step guide to the closing process so you arrive prepared and confident.

Before Closing Day

In the days before closing, you'll complete a final walk-through of the property, review your closing disclosure, and wire your funds to the title company.

  • โœ“Review the Closing Disclosure (CD) at least 3 days before closing
  • โœ“Confirm the wire transfer amount and account details with your title company
  • โœ“Bring a valid photo ID to closing

At the Closing Table

Closing typically takes 1โ€“2 hours. You'll be signing legal documents including the mortgage note, deed of trust, and title documents. Your agent and/or attorney will be there to answer questions.

Your Closing Costs

Closing costs typically run 2โ€“5% of the purchase price. These include lender fees, title insurance, prepaid items (taxes, insurance), and any prorated expenses.
